Although asphalt pavement is meant to be a flexible pavement, it still will crack just like concrete.  The big difference between asphalt and concrete is that in asphalt the cracks will be random since there is no way to put “joints” in the asphalt to control where the cracks occur.  Once these cracks form they break the seal that the asphalt has with the underlying soil.  This allows moisture to not only go into the underlying soil and saturate it, it also allows for the moisture to evaporate out of the soil causing it to loose its compaction.  Either of these situations will lead to pavement failures that require repairs.  It’s important that you have your lot assessed on a yearly basis and all the cracks sealed with a hot rubberized crack filler.

There are many types of sealcoat materials out there and they all serve a specific purpose depending on the condition of your asphalt.  It is recommended that you apply a sealcoat to your pavement every 3-5 years depending on the specific conditions of your asphalt.  Armour Pavement specializes in the application of the following sealcoat materials:
